A home is not a sum of square feet. It is morning light across a counter, a room that finally breathes, the quiet a good plan gives back to a family.

This proposal sets out two phases for the residence at Reseda Boulevard — first the living core, then a new wing — each drawn, permitted, and built under a single hand. What follows is the vision, the work, and the investment, in that order.

The Vision

Two moves that
change everything

Phase One opens the living room into a single generous volume and rebuilds the kitchen as a modern, light-filled core — drawing the rear utility room into the plan. Phase Two extends the home with a new 500 sq ft wing: a living space, a bedroom, and a full bathroom, wrapped in stucco matched seamlessly to the house.
